Flue Pipe Termination and Clearance

A B Vent (double wall) combustion appliance flue pipe must terminate a minimum of 2 feet above the roof surface or 2 feet above any building component within 10 feet of the lowest point of the flue discharge. There are exceptions to this listed in the IRC for different BTU ratings and special pipe cap ratings, but that is beyond the scope of the home inspection. Inspectors should report any flue pipes that do not meet the required standards and a qualified contractor can perform any additional calculations on the exceptions and sign off and approve.
